Stamp Duty 印花税?

外国购买者相对于本地买家需要支付额外购买价格的7%的印花税, 201671日起生效。


本地买家需要支付5.5%印花税如果购买全新公寓和联排别墅; 如果购买?买地建房的打包期房,只只需要支付地价5.5%的印花税。


海外买家则需要支付12.5%印花税如果购买全新公寓和联排别墅;如果购买买地建房的打包期房,则只需要支付土地价格部分的12.5%的印花税。

Land Tax :土地税

维多利亚州有针对外国人业主的附加税,叫做缺席业主税(Absentee over surcharge)。关于缺席业主税的最新规定为,从20171月开始,缺席业主在土地税基础上,需要额外缴纳土地价值1.5%的缺席业主税。

出售价值750,000澳元元或以上的房地产的卖家

· 如果出售价值750,000澳元元或以上的房地产的卖家,如果在结算前无法证明他们是澳大利亚居民,则需预留购买价格的12.5%作为资产增值预留税,此规定于2017年7月1日生效。

2017年5月9日,政府宣布修改外国居民资产增值所得税的税率(FRCGW)和交费标准。更改于2017年7月1日或之后执行:

?1.适用于合同价格为750,000-200万澳元的不动产。

?2.FRCGW预扣税税率为售价的12.5%。
